‘2012, A Crucial Year For Spanish Real Estate’ As Lucas Fox Publishes Four Market Reports

Lucas Fox today publishes comment and analysis for quarters three and four, 2011 for the Barcelona, Mallorca, Ibiza and Costa Brava property markets plus their market predictions for 2012.

Key insights from the reports reveal that:

  • Prices in the prime locations of Barcelona in remained resilient through 2011 but it remains possible to purchase properties at discounts of up to 30% on 2007 prices.
  • The Ibiza property market experienced a healthy 2011 with strong demand from international buyers for luxury properties cross the island
  • The Mallorca market is currently very slow but there are signs that it will replicate the 2011 success of Ibiza with predictions of increased foreign property investment in 2012

The company believes that 2012 will be another very important year for the Spanish property market. Alex Vaughan, Director at Lucas Fox International properties qualifies,

“We are fortunate enough to be specialised in the sale of luxury property in prime locations to international clients and are still receiving strong interest from our buying clients many of whom are keen to take advantage of the discounted prices that are possible. The story elsewhere in the market is less positive with agents in some areas of Spain such as Murcia and Alicante reporting on large amounts of property stock on the market and a very low volume of transactions. In these worse affected areas 2012 looks set to be another crucial year for sellers and agents alike.

There are, however some positive signs in the market as a whole. Last year the Spanish government lowered the purchase tax payable on new build property which stimulated transactions in the last quarter and the new PP Government have announced that this measure will be continued through 2012.

The areas that Lucas Fox covers are some of the least affected. Properties in Barcelona and on the islands of Mallorca and Ibiza have proved to be very price resistant and there are few distressed properties on the market. The signs for 2012 are positive with a much larger amount of enquiries from international buyers across all of our offices than we normally experience at this time of year.”

“We are seeing that buyers who have been observing the market for the last few years have now decided that it is the right time to show their hand and start negotiating on their ideal property” commented Stijn Teeuwen, Director of Lucas Fox International Properties. “For those clients that get it right there are possibilities to buy prime properties in the best locations at major discounts on the prices that there were being sold at prior to 2007 / 2008.”

“There are still plenty of opportunities to purchase well-located, quality properties at interesting prices throughout Costa Brava, including in some of the established areas of interest around Begur / Tamariu / Llafranc and S’Agaro / Platja d’Aro,” said Tom Maidment, Director at Lucas Fox Costa Brava.

Lucas Fox releases half-yearly market reports based on property data from the Spanish and Catalan Statistics Institute, property and online data websites, and from its own data sources.

Lucas Fox entra en 2012 con mayor volumen de negocios, un aumento de la cartera inmobiliaria y con más personal, productos y servicios especializados

Lucas Fox International Properties anuncia hoy su año de más éxito hasta la fecha. A pesar de las duras condiciones en el mercado inmobiliario español, la empresa se ha ido fortaleciendo a lo largo del 2011, año en que ha doblado el número de personal, de consultas de clientes, de tráfico de visitantes al sitio web y de la oferta de servicios.

La compañía finalizó el 2010 contratando a personal interno clave y formando alianzas estratégicas. Estos recursos permitieron que la agencia adquiriera la mayor cartera de propiedades de lujo, de gama alta y de propiedades comerciales en venta y en alquiler en la ciudad Barcelona y alrededores y en la Costa Brava.  En el primer trimestre de 2011, la empresa abrió una oficina en Ibiza, que ya se ha afianzado en el mercado de la isla. En el cuarto trimestre de 2011, la empresa, anunció formalmente la apertura de la oficina de Mallorca. Juan Antonio March, ex embajador de España en Rusia, es actualmente accionista en la oficina de Lucas Fox de Mallorca y dirigirá la estrategia interna y de consultoría de las relaciones con Rusia y con Europa del Este.

El tercer trimestre de 2011 fue el mejor periodo de la empresa hasta la fecha, obteniendo una cifra de 19,5 millones de euros en transacciones. Referente a los resultados de la empresa, Alex Vaughan, director de Lucas Fox, dice: “Estamos encantados de que los resultados de 2011 hayan superado nuestras previsiones y expectativas. Esto se debe a dos elementos clave: a las propiedades de alta calidad que sabemos que serán de interés para nuestra base de clientes internacionales y al desarrollo de la relación con los clientes. El secreto de nuestro éxito de 2011 es simple: invertir en el cliente y asegurarse de que los clientes obtengan lo mejor de cada transacción y que deseen mantener una futura relación con la agencia.”

Vaughan aclara y justifica el enfoque de la agencia respecto a las relaciones con los clientes: “En una industria que tiene mala publicidad y que está en recesión, los hechos hablan por sí mismos. Solo durante el mes pasado recibimos 125 consultas de compradores calificados a través de recomendaciones.”

Para este año, la empresa se muestra optimista. Vaughan explica: “Prevemos fuertes transacciones y las perspectivas para el año son muy alentadoras. Comenzamos el 2012 con más de 5.000 compradores activos que provienen del norte y este de Europa, de Rusia, de Escandinavia, del Oriente Medio, de Estados Unidos y de China.

En 2011, Lucas Fox inició una serie de iniciativas de servicio al cliente que incluyen la creación de los siguientes departamentos: Propiedades Comerciales y de Inversión, Fincas Rústicas y Deportivas, Gestión del Estilo de Vida, y Alquileres Corporativos. Lucas Fox Moves into 2012 with Increased Turnover, Property Portfolio, Specialised Staff, Products & Services

Lucas Fox International Properties today announce their most successful operational year to date.  Despite tough market conditions for Spanish real estate the company has gone from strength to strength in 2011. During 2011 the agency doubled its staff, client enquiries, web-site visitor traffic, and its service offerings.

The company ended 2010 hiring key internal personnel and forming strategic alliances. These resources enabled the company to capture the largest portfolio of high end, luxury and boutique properties for rent and sale in Barcelona City,Barcelona surroundings and Costa Brava. In quarter one, 2011 the company opened its Ibiza office, which has already gained a strong market position on the island. In quarter four, 2011 the company formally announced the office opening inMallorca.  Juan Antonio March, the former Spanish ambassador to Russia became a shareholder in Lucas Fox Mallorca and will lead on internal strategy and consulting for Russian and Eastern Europe relations.

In terms of transactions quarter three, 2011 marked the agency’s best to date closing with 19.5 Million Euros.  Alex Vaughan, Director of Lucas Fox commented on the company’s performance in 2011, We are delighted that the results from 2011 exceeded our forecasts and expectations. This is down to two key elements: High quality property that we know will appeal to our database of international clients and developing client relationships. The secret of our success in 2011 was simple: Invest in the client, and ensure clients get the best from the transaction and want to continue a relationship beyond.

Vaughan clarified and substantiated the agency’s approach to client relationships, “In an industry suffering harsh publicity and economic downturn the facts speak for themselves. Last month alone we received 125 qualified buyer enquiries just from referrals”.

For the coming year the company is optimistic. Vaughan explained,  ÒOur transaction pipeline is already looking strong and the outlook for the year is very encouraging.  We start 2012 with over 5,000 active property buyers registered fromNorthern and East Europe, Russia, Scandinavia, the Middle East, the U.S and China.       

In 2011 Lucas Fox started a host of client and service initiatives.  The services include the following internal groups:Commercial & Investment Property, Country & Sporting Estates, Lifestyle Management, and Corporate Rentals. The company has acquired key internal staff to oversee and support its existing and new service channels.  The agency plans to expand its web presence further in 2012.

New research into country estate properties shows increasing interest in the Spanish sporting property market

New research into country estate properties by Lucas Fox International Properties has found this part of the luxury Spanish real estate sector to be in fast-growing demand. Lucas Fox today release their Country and Sporting Estates Market Report 2011 to share investor knowledge in this Spanish property market sector.

The report expedites that foreign and local country and sporting estate buyers are split into distinct niches: Country lifestyle purists and sporting investors. Both buyer types are in accord that country and sporting estate properties retain their assets and value over-time, are resilient to economic downturns and market influences. These types of buyers maintain that purchasing a property is a longer-term investment and if well kept, will not deteriorate in value.

Country and sporting estates are seeing particular interest from Northern European buyers (UK, France, Germany, the Netherlands), Russia and Eastern Europe, Scandinavian countries (Denmark, Sweden and Norway), the Middle East, the US and China.

The most desirable properties chosen by lifestyle buyers include hunting, horse riding, polo and golf. In addition, many buyers are attracted and influenced by the prestige that an estate purchase provides.

Client sporting estate enquiries at Lucas Fox have been growing since the creation of a dedicated service. Headed by Charlotte Rodriguez-Banks, the service has seen the number of enquiries via the website to triple from July to the end of September 2011. Other rural real estate analysts have noted a 16 per cent reduction in the time that quality rural properties are remaining on the market than in previous years.

“We will continue to see strong interest in these specialty properties as we enter 2012. They represent a solid investment with long term potential,” predicted Charlotte Rodriguez-Banks.

Lucas Fox International Properties announces launch of Lucas Fox Mallorca

Lucas Fox International Properties today announces the opening of their new Mallorca division. The launch reflects the company’s ongoing commitment to the Balearic Islands and follows the opening of an office on Ibiza at the start of 2011.

The Lucas Fox Mallorca office aims to offer a high end portfolio of the most desirable properties on the island and combine this with the company’s standard high level of client service and innovative marketing.

The new company is strengthened by the involvement of Rafael Calparsoro as regional director for Mallorca. Calparsoro brings over 20 years of experience of Mallorca real estate and has instructions to sell some of the island’s most exclusive properties.

“Prevemos que se producirá una nueva confianza del mercado en respuesta a los resultados de las elecciones españolas” dice la agencia inmobiliaria internacional de Barcelona

Lucas Fox, la agencia inmobiliaria con sede en Barcelona, ha pronosticado que pronto habrá signos de confianza renovada en el mercado tras los resultados de las elecciones españolas.

“Confiamos que se producirá una aceptación del mercado con el nuevo partido en el gobierno español en las próximas semanas,” explica Alex Vaughan, director de Lucas Fox International Properties.

Desde la oficina de Lucas Fox en Barcelona tras la victoria electoral del Partido Popular (PP) con el 44,6% de los votos, el Sr. Vaughan comenta:

“Felicitamos al presidente electo Mariano Rajoy y a su equipo por su fuerte victoria de la cual confiamos que tendrá un impacto positivo en el mercado inmobiliario español. New Market Confidence Expected in Response to Spanish Election Results” says Barcelona International Property Agency

Barcelona-based international property and real estate agency, Lucas Fox, has predicted that there will soon be signs of renewed market confidence following the Spanish election results.

“We expect to see market acceptance for the new Spanish governing party in the coming weeks,” explained Alex Vaughan, Director at Lucas Fox International Properties.

Speaking from the Lucas Fox Barcelona offices after the election win by Partido Popular (PP) with 44.6% of the votes, Mr Vaughan said:

“We congratulate Prime Minister Elect Mariano Rajoy and his team for a strong win that we are hopeful will have a quick and positive impact on the property market in Spain. The majority win by the PP with means the new government will have the political stability and mandate necessary to take action to address the current financial crisis and its impact on the property market in this country.”

Vaughan said he believed in coming weeks there will be renewed confidence in financial markets as a result of the election outcome and welcomed the incoming government’s rapid action to announce measures for reanimating the Spanish property market:

“Tax incentives such as the extension of the VAT reduction on new build property and a proposed cut to ITP transfer tax on second hand property purchases will help to sustain and build on the healthy signs in the property market that we observed in the third quarter,” Mr Vaughan said. Lucas Fox International Properties announced its best ever quarter for sales transactions in October this year, trading €19.5 million of properties in the three months from 1 July 2011.

After the third quarter 2011, the company noted signs of strengthening foreign investment interest, a slow down in housing price decreases, and a stabilizing of house values at the luxury end of the market. “If implemented, these proposed tax incentives could stimulate the property market and help assist the lower end of the market to catch up with the renewed vigour at the high end,” Vaughan concluded.

Lucas Fox International Properties Opens New Property Division: Country & Sporting Estates

Lucas Fox today launches a bespoke country & sporting estates property service. A new department has been created to offer the best selection of equestrian, hunting and country sporting luxury estates in the Iberian Peninsula.  The company’s rationale for the new service is to respond to increased client demand for large high-end country properties. The agency has appointed a country and equestrian property specialist, Charlotte Rodriguez-Banks to oversee the new division.

The agency proactively identified a niche group of international clients who are actively looking for solid investments in Spain and interested in country lifestyle pursuits. Having identified the trend the agency followed up on client and vendor enquiries and concluded that there were two main buyer types. One category of buyer looked at enjoying the property with recreational land assets and the other looked to convert the property’s land assets into professional sporting and country lifestyle businesses.

Lucas Fox lanza hoy un servicio inmobiliario personalizado de fincas rústicas y deportivas. Este nuevo departamento ha sido creado para ofrecer la mejor selección de fincas de lujo ecuestres, de caza y deportivas en la  Península Ibérica.  La empresa ha creado este nuevo servicio con la finalidad de responder a la demanda creciente de inmuebles rurales de alta gama. La agencia ha designado a Charlotte Rodriguez-Banks, especialista en propiedades rurales y ecuestres, como supervisora del nuevo departamento.

EUR 19,5 millones en transacciones inmobiliarias:  El trimestre de mayor éxito de Lucas Fox International Properties

Lucas Fox International Properties, con oficina central en Barcelona, anuncia hoy su trimestre de más éxito desde su inauguración en 2005. Durante el tercer trimestre de 2011, la empresa ha completado transacciones de inmuebles españoles por un valor de 19,5 millones en Barcelona, la Costa Brava e Ibiza.

Durante el tercer trimestre del 2011, la empresa ha experimentado un crecimiento sin precedentes en ventas y alquileres de alto nivel. Este trimestre ha sido el de mayor éxito desde la fundación de Lucas Fox el año 2005.  Este éxito contrasta con la falta de transacciones de otras agencias inmobiliarias de lujo que operan en el mismo territorio. El éxito de este final de trimestre hace que Lucas Fox continúe con sus planes de expansión para el último trimestre de 2011 y el 2012.

Lucas Fox atribuye su éxito a una estrategia única centrada en el cliente. Los resultados del trimestre no concuerdan con la percepción popular del mercado inmobiliario español. Alex Vaughan, director de Lucas Fox, comenta: “Hay mucha prensa negativa sobre el mercado inmobiliario español. Sin embargo, España sigue siendo una de las destinaciones principales de los compradores inmobiliarios de rendas elevadas. Los pronósticos de nuestros informes inmobiliarios recientes referentes a Barcelona, la Costa Brava e Ibiza se han convertido en una realidad. El éxito que hemos obtenido este trimestre implica que la expansión que planificábamos tendrá lugar durante el 2012.”

Vaughan explica el éxito de la empresa durante este trimestre: ”Simplemente, ofrecemos a cada comprador la propiedad adecuada. No hacemos perder el tiempo ni a los compradores ni a los vendedores proponiéndoles propiedades en las cuales no están interesados.”

“Contratamos personal que conoce el mercado nativo de los compradores y el proceso de negociación. Traducen y comparan las similitudes y diferencias con el comprador internacional. Esto simplifica y clarifica toda la transacción. Se trata de una diferencia muy relevante que nuestros competidores no pueden ofrecer. Estoy seguro que es por esto que completamos muchas más transacciones con clientes internacionales que la competencia”, añade Vaughan.

Stijn Teeuwen, también director de Lucas Fox, resume lo que piensa sobre el alto rendimiento de este trimestre: “El éxito espectacular de este trimestre es el resultado de la dedicación de nuestros empleados en las negociaciones profesionales y un servicio al cliente de primera clase“

Teeuwen continúa: “Aunque hay gente que considere que el mercado es difícil, nosotros seguimos creciendo porque priorizamos al cliente.”

19.5 Million in Real Estate Transactions:  The Most Successful Quarter For Lucas Fox International Properties

Lucas Fox International Properties, with its head office in Barcelona, today announce their most successful quarter since starting business in 2005. In the third quarter of 2011 the company completed on luxury Spanish property transactions worth 19.5 million in Barcelona, the Costa Brava and Ibiza.

The company showed unprecedented growth in high-end property sales and rental transactions during the third quarter, 2011. This quarter has been its most successful since the company’s founding in 2005. The success is enjoyed against the background of a lack of transactions from other high-end real estate businesses operating in the same territory. With a highly successful end to the third quarter 2011, Lucas Fox is to continue its plans for expansion during the fourth quarter, 2011 and into 2012.

Our projections for Barcelona, Costa Brava and Ibiza as published in our recent market reports, have become a reality. Lucas Fox International Properties Launches Catalan Language Website

Lucas Fox International Properties launches their website www.lucasfox.cat in the Catalan language today.  The site features properties for sale and to rent short and long-term in Barcelona City, Sant Cugat, Valldoreix, Sitges,  Maresme Coast, Costa Brava, Girona, Ibiza and Andorra.

The project to create the new Catalan language website started early 2011. The site, now live is enjoying a significant amount of web-traffic from local based web users.

Explaining the reason for the web-launch, Alex Vaughan, Director at Lucas Fox Barcelona explained, “We have proactively changed our communication focus to offer a better service to our clients.
